Don’t Buy Someone Else’s Rodent Problem

A standard home inspection will note obvious signs of rodent activity — droppings in the attic, chewed wires, visible damage. But most inspectors aren’t rodent specialists. They’re not trained to find every entry point, assess the true extent of an infestation, or tell you what it will actually cost to fix.

We are. When we inspect a home, we’re looking at the entire exterior with a rodent expert’s eye. We find the small gaps behind kick plates, the poorly screened vent, the gap in the roofline that gets missed on a standard walkthrough. We go under the house. We go in the attic. We document everything we find.

“A $250 inspection can save you from a $5,000 surprise after you’ve already signed.”

For sellers, a pre-listing inspection lets you know what you’re disclosing and gives you the chance to fix it before it kills a deal. For buyers, it’s protection. Real estate agents, escrow companies, and attorneys regularly recommend our inspections before close of escrow.

We serve all of Marin County, Sonoma, Napa, and the surrounding Bay Area communities. Call us and we’ll schedule a time that works.

Exclusion Services

Rodent problems don’t fix themselves—they get worse. Our complete exclusion services are built to remove infestations, repair the damage, and protect your home for the long term.

RATS

The most common call we get. Norway rats, roof rats — each behaves differently and requires knowledge of their habits to seal them out effectively. This is our specialty.

Mice

A mouse can squeeze through a gap smaller than a dime. Don’t underestimate a “small” mouse problem — a pair of mice can become a full infestation in a matter of weeks.

SQUIRRELS

Squirrels in an attic chew wiring, destroy insulation, and cause structural damage quickly. They’re persistent and need properly installed hardware cloth to keep out for good.

RACCOONS

Strong, intelligent, and capable of forcing through weak barriers. Raccoon exclusion requires heavier-gauge materials and careful attention to any opening large enough for them to exploit.

SKUNKS

Common under homes and decks. Beyond the obvious concern, skunks can damage foundations and landscaping. We seal their access points and address the situation without the drama.

SOMETHING ELSE

If it’s getting in somewhere it shouldn’t be, call us. We’ve handled more species and situations than we can list here. Give us a quick call and we’ll tell you if we can help.

WHY DONE RIGHT RODENT PROOFING

What We Inspect

Full Exterior Perimeter

Every linear foot of foundation, siding, roofline, and trim — looking for gaps, cracks, and compromised materials rodents exploit.

Attic

We go up and look — insulation damage, droppings, gnaw marks, nesting material, and any roof penetrations that aren’t properly sealed.

Crawlspace & Subfloor

Under the house is where rodents love to live. We check every vent screen, plumbing penetration, and access point.

Garage & Utility Areas

Garage doors, service doors, gas/electric meter penetrations, and utility conduits are common entry points most people overlook.

HVAC & Duct Penetrations

Anywhere a duct, pipe, or conduit enters the structure is a potential rodent highway if it isn’t sealed correctly.

Written Documentation

You get a clear report of everything we find — suitable for real estate transactions, insurance, or your own records.

Who
Needs This

Three Situations Where You Need a Rodent Inspection

You’re Buying a Home

Don’t rely on a general inspector to catch everything. Rodent exclusion is a specialty. We give you a clear picture of exactly what’s going on — and what it’ll cost to correct — before you’re locked in.

You’re Selling a Home

Know what’s there before a buyer’s inspector finds it. Fixing a rodent issue before listing is almost always cheaper and faster than renegotiating after it comes up in escrow.

You Just Want to Know

Maybe you’ve heard something in the walls. Maybe you found a dropping. Maybe you just moved in and want peace of mind. An inspection tells you the truth — and gives you a plan if there’s a problem.
